Rules & fees

The construction time is approx. 10-14 months, depending on the receipt of payments from the customer.

Lease Registration Fee:
If you’re registering a lease that is over three years, the registration fee is 1% of the absolute sum of the entire term of the lease agreement.

Transfer Fee:
When registering property in Phuket, the transfer fee is 2% of either the declared sale price or the government-assessed value of the property, whichever is higher.

The community fee is 60 THB per square meter of living space (including terrace) per month and is payable in advance for one year.

The Sinking Fund is a one-time payment of THB 100,000 per property to cover possible major damage.

Interior Design If you wish to participate in our rental program, the interior design, including furniture, must meet our standards. Our amenities package for a:

  • 1-bedroom Condo is 1.0 Million THB
  • 2-bedroom Condo is 1.5 Million THB
  • 3-bedroom Condo is 2.0 Million THB
Important to note:

In our Residential Complex it is strictly forbidden to carry out external modifications to the Condo. This is intended to prevent possible losses in value compared to other owners and to preserve the uniform aesthetics of the facility.
